That is correct, you can't avoid a party wall agreement in most such cases. But if the structure is a car port or lean-to, not fully integrated into the structure of the house and not a habitable room, it may not need building regs approval. Otherwise, it does, usually.


I would start looking at your local authority's web site, and then asking Building Control. Never take actual advice on legal matters, however well intentioned and researched, from any internet forum. The answers you require can only be relied on if they come from the proper authority. Some of the earlier advice in this thread is just plain wrong, and none of it ever can be authoritative. That comes from your local Building Control, nowhere else.

But I don't mean to cause offence to those who have given advice that is likely to turn out to be substantially correct.

As for construction, have you thought about a single SIPS panel with suitable cladding for the wall, to keep the thickness down and get more interior width? You could also use SIPS with a couple of layers of roofing felt for a well-insulated roof. But as I said, don't take my word, check with Building Control if it would be acceptable.

The original post is 18 months old and build is probably finished ........it nearly caught me out, not sure why the thread reviver used this thread to ask a totally unrelated question?
