So I have made an offer on a new house which has about half an acre so now have the chance to build a proper garage.

I currently have a double garage and 3 project cars so am struggling with space. I need to store 2 cars and still have space to work on the other.

Has anybody build their own garage or bought a prefab? If so post some pics and give me an idea of cost please.

I'd recommend speaking to your local planning officer just to be clear on what is and isn't allowed and discuss whether you need to go down the permission route or not.

 

If you want a decent brick garage permanent affair, there will be different requirements regarding where it is allowed to sit in reference to the main dwelling.

 

I'm really jealous you have the opportunity to design your own man cave, but don't want you spending your hard earned readies for a miserable neighbour to happily put a spanner in the works after you've put it up.

I have a sectional garage, it was quick to put up but if I had to do it again I would probably build one as this one is a bit draughty.

Also it has an uninsulated metal roof, if I could have afforded it I would have insulated the roof.

Might also be worth considering sub compartmenting the garage so you have an area for working on a car and then a clean area to keep them afterwards. Problem with my garage is I have to moves finished car out if I want to do some welding on another.

I built my own garage about 10 years ago as part of an extension using Celcon blockwork, lots of help and friendly advice is available on the Build Hub Forum who even have a special section for garages & workshops here:-

Built mine a few years ago, block footings so welding doesn't set fire to the timber construction. Nice and warm in the winter as the timber helps to insulate, warmer than my sectional garage which is used as a work shop. All in cost me £3500 doing all the work.

It looks like you can build a garage less than half the size of the house with a roof less than 4m high without Planning Permission.
I wonder how long you have to wait before you can build a second garage that takes the total garage area over the total area of the house?

I currently live in a Grade II Listed house and can’t build anything so this is pretty exciting.

Looking at oak frame garages at the moment as don’t want to upset the wife with an ugly garage.

That's a nice workshop, the ones at my mums house are like this with blockwork around the bottom and timber walls, I filled the cavity with rockwool and it was nice and snug in the winter with a small heater on.  The one I have now is much bigger but no economical way of heating it.

 

Of course I don't get to spend much time in it these days so I guess its not much of a problem!

Not yet but I do plan to. Very interesting points made on what’s allowed and some helpful links so thanks for that.

I’m thinking of going down the sectional route when I do put one together as it’s not a permanent structure so less restrictions by the looks of it?

At the moment I am thinking a 2 or 3 bay oak frame garage. It will prob need to be a 2 bay with a room above first to construct without Planning and then extend to 4 bays (single level) at a later date. £10k should get the 2 bay garage up.

It is worth getting some planning advice from your local planning department. Also, worth considering building control requirements - I built my garage to a standard which will allow conversion to a habitable space in the future, and got building control sign off. I don't plan to use it for anything other than a garage, but at least I have the option. Even if you go down the permitted development route, worth getting a lawful development certificate to avoid any legal hassles in the future.

I was recommended this useful website below by an Architect friend and using it managed to do all my own Building Reg drawings + notes and then get them approved by my local Building Control.department.

There's good info online about planning permission and building regs. Planning permission shouldn't really be an issue with half an acre. Building regs can be avoided if you keep under 30m². If it's up against the boundary it needs to be reasonably fireproof.

So I got a call from the estate agent today apparently the seller has now rejected my offer of the asking price and now wants another £35k !! Greedy b@stard can forget it that’s my garage budget.

The search for a new garage continues.
