Oil Leak

Hi all , Can anyone please help my mini has a bad oil leak comming from under the fan area were the pulleys are

for the fan etc . Is this common . what is it more likely to be

Could be the oil seal in the timing cover? This is just behind the lower pulley which has fanbelt to alternator and water pump.

Had oil from this area before and it was the timing cover oil seal. I couldn't get the bolt undone to replace it, so a specialist changed it for about £100.

there are 3 possible culprits. The oil seal in the timing cover, the timing cover gasket, where it meets its base plate, and then behind the plate, where the plate meets the engine. 

The first should be most obvious to see, just try to wash the engine throughoutly. Then look carefully where the oil does leak.
