Jebus, starting prices around £170k  even in London there have been sales of 2 bed houses for around £100k!

Lisa, nope, unfortunately not all landlords or letting agents are nice. My landlord is an absolute pig and doesn't bother to spend any money on his flat to make it more desirable (granted, this meant we got to negotiate the rent down quite a bit but then we couldn't move in until 3 weeks after the initial agreed move in date due to the electrics in the place being condemned and our boiler's had to be fixed 5 times in 1 month :dozing: which he was a complete cockrel about, leaving us without hot water or heating on two occasions for 1-2 nights).

Luckily Neil and I have some common sense and went round our flat with the letting agent before we signed anything (landlord was in thailand for 4 bloomin weeks, getting a ladyboy to service him no doubt) and pointed out all and any defects, however minor and we took photos of everything when we did move in. We also complained to the letting agents about him and that seems to have sorted him out for now... :ermm: :P

Anywho, Sven, you can try sites like youswitch to get a rough idea of how much you will be paying for utilities.

We are a couple in a large two bed flat, with no insulation :dozing:, we're paying:
Gas/elec - roughly £60 a month
Phone/bb - £25 a month
Water - roughly £20 a month (fixed price, so you can use as much as you want for that price)

So for those utilities, we are paying roughly £50 each a month on top of rent.

Your council tax charge you can't change, same with TV license.

How much food will cost you really depends on your eating habits and whether you're willing to go for cheaper products opposed to brand names, same with your toiletries etc.

As Lisa's said, don't forget to budget in any new furniture you'll need and all those little things you might need, e.g. plasters, bin bags, cleaning products etc.

Good luck with moving in with your gf :P
