i have been reading up on the roof panels and apparently they dont have much asbestos in them. they are classed as low grade. i still would like to get rid of them. i will seal them up for the time being and talk to some builders at work and see what they can do for me.

in the mean time i used the pit tonight to seal up the girlfriends middle exhaust joint on her clio. makes the job so easy :-)

i have used some stuff recommended by some builders who go in the merchant next to where i work, its called Evostick 007. what superb sealant!! no more leaks, even after the thunder a few weeks ago. they said not to worry about the panels as they are mostly made of concrete and i should just seal them off underneath.

Yes the panels are a cement based product however I would place a bet on the fact they still contain asbestos so dont go smashing they up/scraping them etc. If removing actually remove the screws and bolts etc and dont drill them!

i bought something called flexacryl from Jewson on my staff account to seal the roof off. plus it seals off any developing leaks waiting to happen. just in case anyone is looking for a good sealer.

paint the floor!

That's a job i keep putting off in my garage.

Just because i would need to empty everything out and leave it out long enough for the floor to dry.

I wish i had done it when i first moved in before the Mini and associated stuff went in.

yeah i  cleaned everything off my floor then mopped it up before painting but i painted in sectors just because it was the easiest way to do it, moving round larger tools and the car in there ) still got the same finish though.

hi all,

just moved into our new place where i now have my own 20x10ft brick/block built workshop garage. it has a big work bench with a massive vice, a pit, electricity and concrete floor. the mini fits in lovely with good working room for it. i was after a few good ideas to help me make it an efficient workspace.

what can you advise from experience? regarding lighting, tool storage, heating or anything really.

How did you get on with this in the end?

I know this is a bit of an old thread revival but was searching for something and stumbled across this... Lol

Still work in progress but I have sorted all my tools out properly and am building an engine in it at the moment. Want to get some better lights and a good roof sorted soon.

Excellent. New additional lighting is something I need to sort out too. Only have 1 strip light and it's at one end of the garage so the other is on complete darkness lol.

Although I am slowly getting the tool boxes sorted so can finally store all my tools

This is my garage. Built it myself with some help including extending drive and landscaping garden.

Inside im trying to keep things high and off the floor. Since photos ive installed a vice, a compressor with retractable hose etc. It will never be finished as i keep adding bits to it.

First time ive had my own workspace at home but no mini currently to go in it. :(

Its abit tidier now. Ive used the beams for the roof to hold all our garden tools (spades, shovels, rakes, dogs swimming pool etc) so they arent proped againist a wall or taking up space.

Its just under 30 sq m which is maximum size allowed without planning permission. We could have gone shorter and wider (double size width) but i wanted space to work. With my civic in their, theres a good few feet on every side so loads of room to work around a mini. Its excellent for me as im used to working in a 20ftx8ft container, which also had to house the tools/spares aswell as the car.

Painting floor made a great difference, but if on a budget just seal it using a mix of PVA glue/water. I did this at first, stopped the dust when cleaning the floor from the building work going on. The floor paint is good, but takes a good few coats. I did half, then moved everything to other side and did that half. And repeated for 3 good thick coats. Obviously drying time between each half. took best part of a week doing it that way with drying between coats.

That looks ace. Really want to paint my floor. The glue/water is a good shout as a temporary solution.

The problem I have is that I have some large bulky items in there that I have nowhere else to store them (bike trailer / tumble dryer / bikes)
Got a shed but that full of kids outdoor toys 😞 the joys of having kids...

Jordie did you say dogs swimming pool?!?!
