Your car is 20 years old, and some rot and water leaks are to be expected. The major concern would be if there have been bodged repairs, such as oversills, which always cause massive problems later.

It is reasonable to expect that new sills, floorpans, flitch panels etc will be needed sooner or later. Ny best advise is to get a MIG welder (not gasless) and learn to use it, if you want to run a Mini.

check your water heater matrix , hoses,

Don't think it's the heater matrix, as that would make the water smell 'sweet' or something apparently? Whereas this doesn't, it just smells of water..

Yeah, I know, but this isn't just 'some water leaks' it's a fairly massive one by the looks of it, we think there could have been a shoddy repair on the oversills though, which we're gonna have checked out.

window scraper seals? Could be leaking in through the seals, collecting in the bottom of the door and seeping out over time.

I've tried checking the bottoms of the doors by removing the door cards and they felt fairly dry, although it would make sense seeing as the passenger side window mech gets very stiff around half way down, indicating that it could be corroded.

I will try to do this tomorrow, although that may not be possible as I work until 4:30 so the light will be inadequate. It may have to wait until the weekend, although I will try. If the photo's are not sufficient then I will take more at the weekend and show you them.
