best just to get a cheap security cam, u can get them fairly cheap now. put it up then bring the vid to the cops and then see if they'l do anything.
have u been in touch with citizens info, or what ever the uk equivelent is, they'l give u the best legal way to go about the whole situation.
hope u get this sorted out but there really is no point in getting u'rself into trouble because then u are going down to his level and if the next time he has a sarky remark to make just smile and say nothing, it can wind people up to an unbelievale extent!!

have you worked out HOW hes actually managing to flood you garage?

did you not say he lives down the road? that means he either has a really long hose or is really inconspicuous when dragging one down the road.

with all the rain weve been having could it not be a blocked drain flooding?

there are allotments behind the garage, which have a water supply, and hes the only one that bothers with the allotments, theres a corrogated roofing on the garge, it was sealed by expanding foam, but someones pushed a bit of it through, so they can get a hose pipe in there. As said, ive had the garage 3months now, and ive never had this sort of problem, but today it looks like someone has taken the tap bit that you turn on the tap, so the water cant be turnt on, what a shame!

Well that is a mighty shame, you still going to need hard evidence if this does continue so that you get the upper hand and can get him done for eventual damages!!

Does he have a garage? Put a bit of drainpipe behind the hole and route it to run out into his. Or rig up a moisture detector to trigger a car alarm and maybe a bit of pipe full of paint, connected to your compressor & aimed out of the hole.

Now, like Jonesy said.. only practical answers.

What you need is a badly wired plug socket behind the hole with lots of bare wires that you happened to forget to turn off

As been said...get proof, video or otherwise. If you can prove it is him, it is surprising how much damage water can do, hence the size of claim against him!!!

....on monday we were painting the repaired front, and as i have no electricity in the garage i have to use a generator, so i had the generator and compressor going, everything going fine, then i just about heard someone banging on the door, so stopped spraying and opened the door, to see an old boy from a house down the road, he asked if i could keep the noise down, i explained to him the generator and pump would be getting switched off soon as i was nearly finished, he huffed and puffed and blew the garage down, so i just left him to it and carried on spraying.
garage....

Sorry Sam, this was bugging me so it had to be fixed :genius:

do you think hes putting the hose up through the hole then? on the inside of the garage someone right under the hole rig up a container (off the floor of course) if the water is being poured through the hole the container will fill up, being that its not on the floor somethings obviously amiss and can at least be the start of gathering evidence of how the waters being introduced.

also see about getting a rubber skirt on the bottom of the garage door, you will be able to eliminate that a little easier if theres something stopping stray water floring inside

Ok let's have a go at some sensible advice, got to admire the old codger's style though. Think he's watched too much Last of the Summer Wine?

Find out about the allotment, he'll be a tenant just like you and could be evicted. Get a site meeting with the council (assuming it's council property), you might be able to get them to properly seal the garage or fit a lock on the tap. If it happens again then it will have to be someone who can open the lock - if it's not damaged. Complain to the council every time it happens. Once it's obvious they have an ongoing problem they can be held liable if they do nothing about it.

Catching him in the act would be good, is there somewhere over looking the back where you can park and set up a camera? Then all you need to do is crank up the generator to wind him up as bait.

You could also look for the stop ******* and sneakily turn the pressure down, just be sure you're not cutting off the water in any houses

Get something like a funnel under the hole in the wall and pipe it out of the garrage.
When you set up a camera, you know where to point it :)

Best thing to do is make lots of noise one day so that he comes out.
Then pack up and leave i the useual manner.

Drive home, where you friend is waiting for you, in there standard looking, normal mobile, with standard tinted windows.
Drive back and park up in a position where you can see the garrage, and have your selves a nice stake out with a video camera.
Just use your phone and only recored when you see him there. :)

Take said footage to the police and sue the *******er for damages.

(do you think he would think guys our age would be able to drive a mercedes? )

He's playing with fire here (lol).

I don't know about where you are, but there's a hose pipe ban up here and I believe it's an on the spot fine of £1000 if you're caught using one.

That's on top of the criminal damage.
